In 2008, the Hudson’s Bay Company consolidated its real estate holdings by relocating all personnel to its owned facility in Brampton. The consolidation process was extremely “fast track” with an unchangeable completion date. The scope included the renovation of all the interior spaces, including a large full-service cafeteria, main computer room, base building renovations and landscaping. The process involved 1200 employees, most of whom would relocate several times throughout the renovation process, which would, in the end, provide them with a new, highly productive, secure work environment.

MARANT was originally retained following a tender for a 26,000 sf swing space, which was constructed in the existing warehouse facility. Before construction began, the consulting team was required to value engineer the total project, and develop an implementation strategy that included a comprehensive list of long-lead items for pre-order to meet the schedule. The multi-phased interior renovation process took approximately 12 months to complete, with an additional four months for the exterior and landscaping. It was all completed under a construction management contract.
