RSA was expanding its GTA West office facilities by relocating to a new low-rise office development at 2 Prologis Boulevard in Mississauga, ON. At the time MARANT was retained as construction manager for the interior fit-up scope of work, the base building construction was still on-going and, with a fixed tenant occupancy date, an overlap with leasehold fixturing, needed to be carefully coordinated with the base building contractor due to the Ministry of Labour’s “one constructor” regulation.  Occupying 172,000 sf across a total of seven floors in two bridge-connected office buildings, this LEED-CI Gold project provided the client with an occupancy that was highly optimized.  The primary objective for the new standard was to construct a state-of-the-art office space that would provide a flexible, collaborative and engaging working environment for its staff and clientele.

MARANT was, once again, retained as RSA’s construction manager for this important project, which had a significant pre-construction phase that included: muli-phased scheduling, cost estimating & tendering, constructability analysis, construction phasing program for sub-trades, and document reviews during preliminary and detailed design stages in collaboration with the architect and project manager. Built within an aggressive schedule, corporate objectives meeting the design intent matched strict budget parameters were achieved to the complete satisfaction of the client and core team.
